Mold & Moisture
Mold grows wherever there's sustained moisture — a slow leak, poor ventilation, condensation that never quite dries out. It doesn't always look like something out of a movie; sometimes it's a faint musty smell with no visible spot at all, especially if it's growing inside a wall or under flooring.
A visible spot doesn't automatically mean a health risk, and the absence of a visible spot doesn't mean there isn't one somewhere out of sight. Mold testing and remediation is its own licensed field — if you want a real answer about what's actually in a space, that's a job for an environmental or indoor air quality professional, not a guess based on a photo.
Water Intrusion & Leaks
A leak that gets "fixed" once doesn't mean the underlying problem is gone. Water finds the same path again unless whatever let it in — a roof issue, failed flashing, a plumbing problem, poor grading outside the building — actually gets addressed. Recurring leaks in the same spot, or a leak that reappears after a repair, is worth documenting as its own pattern, separate from any one individual incident.
Indoor Air Quality
This is a broader category than mold: humidity levels, ventilation (or the lack of it), dust, and everyday chemical off-gassing from furniture, cleaning products, or building materials all factor in. A room that always feels stuffy, has windows that don't open, or has a fan/vent that doesn't seem to do anything are all worth noting — not because any one of them proves a problem, but because they're the kind of detail that becomes useful if you're ever explaining a pattern to someone else.
Older Buildings & Deferred Maintenance
Older residence halls carry their own set of considerations — outdated ventilation systems, materials that were standard when the building was constructed but aren't today, and a longer history of patch-style repairs rather than full fixes. None of this automatically means a building is unsafe. It does mean that a building's age and maintenance history are reasonable things to ask about, the same way you'd ask about them before renting any older apartment.
Other Building Materials: Asbestos, Lead, and PCBs
Mold gets most of the attention, but it isn't the only building-related concern that shows up in older campus housing. A few others worth knowing the basics of:
Asbestos was widely used in insulation, flooring, and ceiling materials before the late 1970s and is still present in many older institutional buildings today. Intact and undisturbed, it's generally not considered a hazard — the risk comes from dust and fibers released when it's damaged or disturbed, often during renovation work.
Lead-based paint was common in buildings constructed before 1978, especially before 1950. Paint in good condition is usually not an active hazard; peeling, chipping, or deteriorating paint is what turns it into one, since that's when it becomes dust or chips a person can actually be exposed to.
PCBs were used from the 1950s through 1979, most often as a plasticizer in caulk and sealants around windows, door frames, and masonry. This one is less well-known than mold, lead, or asbestos, but it's a real and documented issue in some buildings from that era.
The pattern across all three: these materials are generally a concern when they're damaged, deteriorating, or disturbed — not simply by existing in an older building. If you're noticing peeling paint, damaged insulation, or crumbling caulk around windows in an older residence hall, that's a reasonable thing to document and ask about, the same way you would for mold or a leak.
